Rental Housing (Minkan no Jutaku)When you visit a real estate agent and sign your lease, read and check contents of the contract carefully so that you won’t be involved in any trouble with neighbors, owner of the house, or the real estate agent. If you don’t understand Japanese well, you should bring along someone who can understand Japanese. Required documents are different for each real estate agent, but you need a guarantor regardless.
When you sign your lease, you must pay a deposit (Shikikin) and key money (Reikin) to the landlord, and pay commission (Tesuryo) to the agent. You need to enroll in the householders’ comprehensive insurance (Jutaku Sogo Hoken). For some rental houses, you must pay for the parking space and service charge apart from the rent, but for others you will pay all of them together. That depends on each rental house. Lease contract is re-leased every two years at most agents. When you leave the apartment, inform the landlord or the agent at least one month in advance.
